Golden Bay
Top of the South

Property

  • 8.9 hectares, flat to hilly
  • good views of Collingwood Inlet and into the valley of Bainham, from the top of the hill views over the whole of Golden Bay and Parapara Inlet
  • many trees planted ("high value timbers", fruit and nut trees, ornamentals)

Water Supply

  1. Spring
    • spring near the bottom of the hill; small but reliable, not used at the moment
    • more springs suggested by previous owner, not investigated
  2. Rainwater
    • rainwater is being collected from various roofs
    • for garden only: from a ditch
    • storage: more than 95.000 Litres in 6 tanks
    • water from the tanks is gravity fed to buildings (taps etc.) and various garden areas, i.e. totally independent of power (no pumps involved)
    • irrigation system in the intensively used garden areas

  • septic tank

Fencing

  • some parts of the property were used for sheep and cattle grazing, fencing is still there

Buildings / Structures

  • The main house and the lower building are constructed using the Light Earth Method (LEM).
  1. Upper (main) house
    • 2 bedrooms
    • large living room, dining area and upmarket kitchen, big pantry, laundry, separate toilet, bathroom
    • 2 entrances plus 2 French doors to the courtyard and a Veranda

  2. Lower building
    • Guest area with separate entrance, 1 room, ensuite, sitting area under pergola

    • double garage with extra room
    • covered area between garage and house for entertaining or simply drying clothes on rainy days

Upper shed/roof

  • currently only used to collect rainwater to be gravity fed to the buildings
  • later to be used as a shed or for a spa bath

Pergola in the orchard area

  • roof to collect rainwater
  • large area to grow kiwifruit and grapes

Structure

  • the usual New Zealand timber frame structure (load bearing)
  • second, lighter frame at inside to form wall
  • wall thickness 300mm plus ventilated cladding (diagonal sarking/stucco)
  • extra strength from poles
  • eaves 1.8m deep all the way round for added protection from the elements

Wall Infill

  • straw from bales is loosened and then totally covered with a clay slurry
  • mixture is filled into the walls (using temporary shutters)

Finish

  • on the inside: plaster rendering - gypsum/lime/cement
  • on the outside: ventilated cladding with cavity for air movement-between straw wall and stucco for maximum protection from the elements

Heating System

  • one log burner heats both buildings, very efficient, provides hot-water at the same time (400 I cylinder), electrical backup
  • additional electrical hot-water cylinder for tap water in lower building
  • provisions made for the connection of solar panels
  • central heating by radiators
